Old South West houses are usually sound. It's the last four owners' improvements that need dealing with.
We take on single rooms and whole houses. Once the plaster is off you find out what you're really dealing with, so we price the work we can see and tell you plainly what we suspect is behind it, before you commit.
Insulation, wiring, plumbing, plastering and joinery all brought up to a modern standard. Period features that are worth saving get saved. The 1980s stone cladding does not.
Living in while we work? We phase it, seal the dust off room by room, and leave it clean every evening. Week two is grim in every renovation ever done. We'll warn you before it happens rather than after.
Empty property, back to brick, out the other side ready to live in. The cheapest time to do everything at once.
Sash windows, lath and plaster, damp that is usually a blocked airbrick rather than a rising damp injection.
Two poky rooms into one, steel in, calcs done, and the ceiling line kept honest.
Head height, stairs, fire regs and insulation checked before anyone gets excited about a floor plan.
Coordinated with certified sparks and plumbers, chased in and made good so you cannot see where they went.
Find the cause, fix the cause, then replaster. In that order, which is not always what you get quoted.

Nobody can price what is behind the plaster before the plaster comes off. Firms that pretend otherwise either pad the number heavily or come back with bad news in week three. We price the visible work, list what we suspect is hiding with a rate attached, and open up first where we can.
The other thing worth saying: renovation looks worse before it looks better. Around week two there is no kitchen, the floor is up and everyone regrets everything. It passes. Knowing it is coming is the difference between a rough fortnight and a falling out.
Tell us roughly what you want doing and where you are. We reply within one working day, and we'll say if it isn't a job for us.
